If you are in the process of planning your home build, we offer pre-drywall inspections to ensure that your home or business is being built to exact specifications and as per the regulations. This often gives home builders a chance to evaluate various systems and structural details before the drywall is hung and conceals potential problems. Unfortunately, once the drywall is hung, inspections become more complicated in finding issues, not to mention expensive to repair them when something arises. Here are some elements that we will inspect in your pre-drywall inspection appointment:
The Foundation
We will ensure there is no cracking taking place and identify if anything in the foundation appears to compromise the structure above it.
The Flooring
During this part of the inspection, we will be looking for any sloping in the flooring or flaws and how the floor was either manufactured or installed.
The Roof
We will inspect the roof including shingles and eaves, and we will also look at chimneys or vents.
The Walls
Since the drywall will not be hung yet, we will have a chance to make sure that wiring and plumbing are run appropriately and to proper specification.
Mechanical systems
We will look into any of the mechanical workings of the home including the electrical system, plumbing system, HVAC systems and similar to ensure that they are all installed properly and in working order
Home Details
This would include crawl spaces and retaining walls, any flashing on the windows and doors, examining wall studs and their placement, checking air ducts and registers, foundation slabs, footings, and floor joists.
While this is a limited summary of what we do in a pre-drywall inspection, we hope it gives you an idea of the things we will want to look at. Having a pre-drywall inspection for a new home build is an Important step in the home building process. These kinds of inspections are also great at catching small details that you will find hard to add later, for instance, wall outlets and their placements. Not only does the pre-drywall inspection give you peace of mind, but it also allows you to protect your investment for years come.
